Some bright spots appear in Clearwater condo market
CLEARWATER — Grant Wood and David Traynor are hoping for a good summer.
The 153-unit Water’s Edge condominium they are marketing along the Intracoastal Waterway is more than 75 percent sold, and they say the remaining 35 units could be gone before mid-year.
The situation has improved for the luxury high-rise nearly empty and in bankruptcy a few years ago.
A few blocks east on newly landscaped Cleveland Street, sales also are picking up at Station Square, another downtown condo rescued from foreclosure.
Is the heady condo boom prior to the 2008 recession returning to Tampa Bay? Continue reading
Water’s Edge is 75 percent sold; Only 35 homes remain available for sale
Clearwater, Fla. – (January 11, 2012) – As the fastest-selling condominium community in Pinellas County, Water’s Edge is quickly becoming the Tampa Bay area’s real estate success story of the year. Fully half of all competitive property condo sales in Clearwater are happening at Water’s Edge.
With one home sale about every five days since the project was reopened for sales in July 2010, Water’s Edge has made a strong comeback in the market. “Our sales numbers prove that buyers are looking for the perfect combination of value and luxury in a waterfront setting,” says Dave Traynor, sales director, Smith & Associates Real Estate.
The community is now more than 75 percent sold, with just 35 of the building’s 153 residences available for purchase. Sales projections have the community sold out by mid-2012.
Rising 26 stories above Clearwater Harbor, Water’s Edge is quickly becoming home to residents eager to enjoy the incredible views of Florida’s Gulf Coast, the world-famous Clearwater Beach, and the active lifestyle surrounding them.
“With FHA and Fannie Mae financing available, we’re able to offer luxury living with incredible views and convenient access to the beach,” says Grant Wood, asset manager for Water’s Edge. “And although many people have taken advantage of this one-of-a-kind opportunity and tremendous value, there’s still prime inventory available in premier locations throughout the building, including penthouses.”
With many nearby condominium towers already sold out, Water’s Edge is one of the last opportunities to purchase a new construction home in a high-rise community in Pinellas County. Few other new buildings have homes available for sale, and no new projects are currently under construction, according to Bob Glaser, chief executive officer, Smith & Associates Real Estate.
Fabulous amenities, remarkable value
For buyers who want first-class luxury and are also practical in their desire to take advantage of a tremendous value that far surpasses comparable waterfront properties, Water’s Edge offers both.
Perched atop the landmark bluff overlooking Clearwater Harbor, residents enjoy amazing water views through their expansive windows or while relaxing on their covered terrace and avoid unpredictable, congested beach traffic. At the foot of the building lies the new Memorial Causeway Bridge to Clearwater Beach with pedestrian and bicycle access to the beach, along with the new 126-slip Clearwater Harbor Marina, tennis courts, and Coachman Park (site of the internationally acclaimed Clearwater Jazz Festival).
Amenities begin with a fully equipped fitness center, secure gated entry, 24-hour concierge, and two covered parking spaces and an air-conditioned storage space per home. The building offers high-quality construction – including hurricane impact glass – and, unlike beach properties, is not located in a flood zone. An outdoor fireplace on the private pool deck along with heated pool and spa, poolside pavilion and cabanas all with water vistas accent the casual style that the area represents.
An additional benefit for buyers is that this friendly, vertical community is stable; boasting no foreclosures, no Association delinquencies, funded reserves and only a few limited rentals.
Two- and three-bedroom residences range from 1,331 to 3,400 square feet, with prices ranging from $205,000 to $1.575 million, and feature exceptional interior details including open plan kitchens and luxurious master suites.

Clearwater Marine Aquarium at the Harborview Center Is Now Open
Clearwater Marine Aquarium is now open in the Harborview Center
City leaders open the new and exciting Clearwater Marine Aquarium ,
second site, that has moved into the Harborview Center on our beautiful
downtown waterfront.
The aquarium occupies the second floor of the Harborview Center featuring
a gift shop, and props that were used in the filming Dolphin Tale and much
more. The renovation is awesome and we in Clearwater should be very
proud. The movie tells the true story of Winter, the dolphin, who was
rescued by the Marine Aquarium.
Since the release of the movie the aquarium has experienced overwheling
attendance. At the present time the Island Estate aquarium is undergoing
a $12 million expansion. With the opening of Harborview the crowds can
be moved back and forth by the Jolly Trolly and will have plenty of
additional parking at Harborview.
It is interesting to note that the DVD was released on December 20, and
was totally sold out through out all of Pinellas County.
I went by the Aquarium, on Island Estates, last Saturday morning at
9:00am and families were already lining up to buy tickets. Also drove
by Harborview this afternoon and people of all ages, parents, grandparents.
children, teenagers were lined up around the block.
It is exciting to see all of these families traveling to our city to experience
and see this very special dolphin “Winter.” If you have not seen the movie
or been to the aquarium or the exhibit at Harborview be sure to put it on
your ”to-do” list.
